Keyes CEO Mike Pappas and Illustrated Chairman Francis Fiske “Bud” Adams, Jr. announced the merger to employees and agents from both companies on Wednesday, July 20.

Situated at 89 SE Eighth St., this initial tower will be home to “EAST, Miami’ – a luxury lifestyle hotel slated for opening in winter 2015.

December Celebrations

On December 15, a traditional topping off ceremony and celebration was held at the site to mark a milestone as the last piece of steel went into the 40th story. Brian Williams, managing director of Swire Hotel, referenced the changing face of Brickell including EAST – their first US hotel. Swire Properties’ additional five towers are under construction. Their other two condominium towers – Rise and Reach – will top off respectively in January and February.

Today’s Featured Keyes Associates – Brickell Office in Miami

Brickell City Centre alone is proof that quickly growing and dynamic Miami is becoming a more modern and sophisticated metropolis. This level of development attracts luxury – and in turn – home buyers. The planned 1201 Brickell Bay Drive, a 1.8 million square foot opulent residential project on Biscayne Bay in Miami’s Financial District, is one of the premier developments which will take luxury living to a whole new level.


2298 Coral Way Sells for Just Over $1.5 Million

The property, on a high visibility corner on a highly trafficked corridor between Brickell/downtown Miami and Coral Gables, was constructed in 1950. The Miami-Dade Property Appraiser shows the property as comprised of a 3,221 square feet building on 5,000 square feet lot zoned T5-O.

Among a number of activities to attract qualified buyers to the property, lead James Hawkins and the Keyes Commercial team reached to numbers of known qualified buyers via outgoing telephone campaigns, mailings, and emails. This activity resulted in numerous interested parties, one of which ended up as the purchaser of the property.

The property has previously been listed by another broker for a full year just prior to Hawkins listing it with Keyes Commercial. Barely a month after being listed by Hawkins, a letter of intent was received for the property, with an offer from a second prospective buyer received shortly thereafter. A sale was closed on the property approximately three months hence.

The property is centrally located and on a highly visible corner lot on Coral Way near Miami’s Central Business District and Brickell. Its southeast corner location provides direct visibility for eastbound traffic going into Brickell and downtown Miami. It also is near desirable areas including Coconut Grove, the entrance to Key Biscayne, and the rapidly developing West Brickell and Little Havana areas.

The property has a small parking area in the back, with abundant street side parking, the norm for the area. As you know, Boca Raton is no stranger to luxury real estate. Yet as of December 6, even more opulence is  coming to this city with Toll Brothers beginning to accept contracts on Royal Palm Polo – the 223-home luxury community on Jog Road just north of Clint Moore Road. The Royal Palm lots will be 90′ by 140′ deep; the four-to-eight bedroom homes will include pools, spas, and amenities such as a clubhouse, community pool, and tennis courts.

How much will one of these upscale properties cost you?

$1.5 million and upward – and at least 1,800 potential buyers have already expressed interest in these luxury residences. Buyers signing contracts in December can move in by early 2016.

Luxury Sales

Sales were expected to start earlier this year but then Toll Brothers waited until two model homes and the entranceway came to completion.
Horsham, Pennsylvania-based Toll Brothers purchased the 121-acre Royal Palm Polo site (previously, polo fields) from the Oxley family for $80,000,000.

According to Fred Pfister, Toll’s Division Vice President, the luxury market is in high demand in Boca Raton.
Luxury buyers are encouraged by the rising stock prices and they are putting their money into opulent properties.

Oh, and that’s not all the luxury….
Royal Palms is right next to Azura – another Toll luxury community in Boca Raton.

So upscale retailers might have to pay pricey rent but they easily recoup their spending – plus considerable profit.

Yes, Keyes Luxury Insights is definitely looking forward to the future. The Florida real estate market is on the rise – and continuing to rise – with no end in sight. You know a few years back the real estate market had seen better days – to put it mildly. But all that seems to be a thing of the past now – and we are back to a thriving – and growing – real estate market.

Positive Signs
There are positive signs everywhere. Take, for example, the case of developer Adam Jackson’s four-bedroom waterfront house at 167 E. Inlet Drive which was developed on speculation and finished in 2008. By the way, 2008 was not the best year to put a house up for sale – downturn time.
So Jackson’s property languished on the market. In fact, he took it off the market for a long time and then used it as a rental property. Until Now! The house has now been sold in recent weeks in an off-market deal for $6.6 million to Springday LLC – a Missouri limited liability company.
Properties do not languish on the Florida market any more – upswing time – heading into a “looking good” future  And…
In recent weeks, the number of properties for sale in the Palm Beach Board of Realtors Multiple Listing Services has seen an increase.

A few dollars were changing hands in Florida even earlier this year. Here’s an impressive price – a $20 million sale in July of a Casa Apava lakefront lot. The buyer is reported to be Los Angeles resort developer Steve Wynn.

Luxury is growing in leaps and bounds in Palm Beach Gardens. And one of the newest flowers is an amazing azure. Like its namesake azure – meaning a bright color like a cloudless sky – the new Azure luxury condo development is shining bright in Palm Beach Gardens. And, no, there does not seem to be either cloud on the horizon.

At least 22 luxurious units have already been sold in Azure – and it doesn’t look like that trend will stop anytime soon. Building 1 (with over half its condos sold already) is expected to be ready by 2016. In all, developer Frankel Enterprises of Jupiter plans 113 3,800 square foot units in two four-story buildings on a 14-acre site along Intracoastal Waterway. Prices go from $900,000 to $2,000,000.

And what do buyers get for that price?
Double master bedrooms, private elevators, boat docks, and amenities such as a club room, card room, conference center, pool and health club, enclosed parking garage, garden walks (and a walking path with a view of the marina), fountains, and a gated entrance with 24-hour security,..

Apparently, this land was purchased for $10 million in April of this year.

Today I thought I’d touch on one of Florida’s fun spots – New Smyrna Beach. Now I don’t think I’ll ever have enough time to cover all the fun in Florida. But every now and then in Luxury Insights, I plan to focus on one place at a time.
Now, if you have never been to New Smyrna Beach or NSB to its regulars – you might ask – what’s so fun about it?

Well, first I’ll tell you where to find it – just a three-hour drive north of West Palm Beach.

For starters, Flagler Avenue is pretty fabulous with its mid-century buildings – restaurants, hotels, nightclubs,…. And even without going into any of the establishments, bikers and walkers just like to make their way down the avenue towards the Atlantic Ocean.

Then there’s a national park nearby…

Canaveral National Seashore stretches along the barrier island just south of New Smyrna Beach. Great for camping, swimming, kayaking, fishing,…! And it has Eldora – the remains of a nineteenth century community.

Or there’s the lighthouse…
Ponce de Leon Inlet Lighthouse (and museum) is north of New Smyrna. You can even tour the original lightkeeper’s home. And don’t leave without climbing the 203 steps to the top of the lighthouse. Yes, I know…203… but it’s worth it for the ocean view! And best of all, this entire lighthouse tour just costs $5.00 for adults and $1.50 per child.

Water Sports
New Smyrna Beach has lots to do – especially in outdoor recreation and water sports – – fishing, sailing, swimming, motor boating, scuba diving, surfing,…. In fact during 2009, Surfer Magazine ranked New Smyrna as number nine on the list of “best surf towns.” In 2012, National Geographic recognized the city as “one of the world’s top 20 surf towns.”

Fine Arts
On another level, New Smyrna Beach has been named one of “America’s Top Small Cities for the Arts.” The city has the Atlantic Center for the Arts, Harris House, the Little Theatre, and Arts on Douglas – a gallery of fine arts.
